We believe your data should work for you, regardless of which property management system houses it. Our integrations span all major platforms, including Yardi, Entrata, RealPage, and Appfolio. We’re built to work with any system and will connect to whatever platform you use. If we haven’t built that integration yet, we’ll create one specifically for you.

We take care of most of the setup. Once the integration is complete, you can log in and start using Property Gauge’s out-of-the-box performance dashboards to get insights on your portfolio.

Property Gauge is not a property management software; we are a multifamily data analytics add-on tool to help you optimize property performance and prevent issues before they happen.

Check out our robust property filtering. You can make a group for anything you’d like; for example, set up a group for a particular ownership, fund, property manager, geography, asset type, asset class, or any other variable. You can easily make a group for properties in lease-up or properties that are struggling.

No, we do maintenance analytics, not maintenance management. Property Gauge is the best place for analyzing work order trends, forecasting apartment turnovers, overseeing your maintenance staff and vendors, and tracking maintenance analytics. However, Property Gauge doesn’t take, assign, schedule, or complete maintenance work orders. It is an analytics add-on to a maintenance management system.

Yes, our standard performance dashboards for multifamily properties have the data almost everyone needs built in and ready to go. We can typically create custom views for any specialized requirements as long as the data is accessible.

Yes! You can make a group for anything you want; for example, set up a group for a particular ownership, fund, property manager, geography, asset type, asset class, or anything else. You can easily make a group for properties in lease-up or ones that are struggling.
Once you have the groups created, you can see any dashboard at a portfolio level in a single click.

Property Gauge automatically updates the data from your property management software every night. No action needed on your part once the integration is set up. You can customize the time to update the data.

Operations data – All operations data (ex: lead / prospect data, work orders / maintenance data, turnovers, leases terms and renewals, people’s names and unit numbers, application data, collection balances, etc) comes from your property management software in our automatic nightly updates, so you can track multifamily property performance in real time. This data is not shared with anyone and is only used to create your property management dashboard.


Market data – The market data (ex: competition rents, sizes, and availability) comes from a feed of publicly available data. This data is used to help you maximize rent revenue and visualize rent trends.

Great question, if you have multiple GL trees and/or multiple property management software, our implementation process includes merging your GL trees so that the individual line items match the correct PMS and the grouping is consistent across the portfolio.

We take care of all of the data work for you. Property Gauge provides the ability to automatically pull data for multiple properties from multiple property management systems into a single property management dashboard. Filter your entire portfolio with a single click.

Security Questions

Only you and your team have access to your data. It is not shared, used, or sold with anyone. We do not use your data to train AI models.

Yes, you can assign any user to see one, many, or all of your properties. You have full control over property assignments and do not need to go through support to make changes.

Yes, you can assign permissions and restrict access so your team can see only what they need without being exposed to everything else. You can allow or restrict access to any page or table.

Rent Pulse Questions

We use publicly available rentals to show you nearby comparable properties. Typically, the data we collect will match what is shown on an apartment’s listing. If a floor plan is posted with a range (ex: The Swanky floor plan is listed for $2,100-$2,350), we would show the bottom of the range (in this case, we would show $2,100).

There are no limits or restrictions on the number of comparable properties you can look at.

No, we give you the information you need to optimize rent prices and set better rents. No AI or hidden algorithm is used to set rents for you or give advice.

No, Rent Pulse is a market analysis tool. It does not recommend or set rental prices. We provide the data so you are informed and can intelligently create a marketing and pricing strategy that matches your property, portfolio, and market.
